Bungalows to Valuable Plots
When
Acorus Director Brian Barrow first inspected Mill Farm it
consisted of a derelict range of buildings formerly a Pig
AI unit and two small prefabricated bungalows with Agricultural
Occupancy Conditions.
The challenge was to maximise the value of the site to
hopefully pay off outstanding loans and give a return above
this. The initial site value was insufficient.
Firstly, the agricultural occupancy conditions were addressed
by proving that they were no longer justified as there was
no demand for them.
Following this planning was secured for a new dwelling
and a substantial conversion scheme.
The property was promoted as a development site appealing
to self builders and including an option to buy a three
acre paddock in addition.
Three very busy viewing days resulted in a number of offers.
After careful consideration it was decided to sell the site
to a single buyer at a figure that effectively doubled the
initial valuations.
