Planning and other Permissions Permission for the development of the 'whole' site was gained at Appeal, reference APP/A1530/A/12/2181879, following refusal of planning application reference number 120484 (Colchester Borough Council), allowing the formation of a Stud Farm comprising a change of use of land and redundant livestock building to equestrian use, minor alterations to the building to form stabling, provision of a manège, minor extension to existing access track and the siting of a temporary mobile home for a Stud Farm Manager together with the diversion of a public footpath.

Please note the occupancy of the temporary mobile home is restricted to a person working at Meadow Green Farm with permission for the mobile home being limited to three years from 14 January 2013, with the opportunity to apply for an extension or a permanent dwelling thereafter, subject to planning.

The use of the site is limited to that solely of a Stud Farm.

The site had approval under permitted development for an agricultural hay barn and hardstanding, planning reference number 071677 (Colchester Borough Council) dated 1 August 2007. Condition number one of the decision notice states 'development shall be begun before the expiration of three years from the date of this permission'. We understand construction of the barn was started within this timeframe but has not been completed. Interested parties are advised to make their own enquiries in this matter.

Rights of Way A right of way currently exists in favour of two neighbouring landowners over the access track. If the property is sold in lots it is proposed ownership of the track will be split into three with rights of way apportioned accordingly in addition to the two neighbouring landowner's rights.
