Situation/Location Briarbank and Pitfour Poultry Farms are situated in a predominantly rural district in northern Aberdeenshire about 1 mile west of the village of Mintlaw. The farm is reached by an unclassified public road off the A950.

Poultry Buildings The buildings stand a few metres from the public road. They comprise four purpose built sheds. Those at Briarbank are of steel portal frame construction with insulated profile steel roofing and cladding and concrete floors. These buildings are approximately 120m x 18m x 2.5m eaves. There is a back-up diesel generator in an adjacent building.

There is a similar modern shed at Pitfour, approximately 107m x 23m x 3m eaves and also an older shed with timber frame, insulated corrugated iron roof, timber cladding and concrete floor. This shed is approximately 100m x 18m x 2.3m eaves. A separate feed store / generator shed measures approximately 18m x 7.3m.

The buildings are currently equipped with feeders, drinkers, heaters, ventilation and daylight control systems for poultry production. Each building has galvanised feed silos, externally situated. The authorised capacity of the buildings is 187,100 birds between the two units.

There is good access around the buildings with hard standings and surfaced access ways.

It should be noted that corrugated fibre cement sheeting used in agricultural buildings may contain forms of asbestos fibre.

Manager's House This is a detached 11/2 storey traditionally built property of rendered brick under a slate roof.

Fixtures and Fittings Prospective Purchasers should note that the Seller reserves the right to remove the feeders, drinkers, heaters, generators and diesel tanks although these items may be available for separate purchase by agreement.

The LPG tanks are subject to a rental / supply agreement which is to be terminated. The tanks belong to the gas supplier and may be removed.

IPPC Consent The farm is currently operated with the benefit of consent under the Pollution Prevention and Control (Scotland) Regulations 2000, Permit Number PPC/A/1016797 (copy available on request). Subject to agreement of the Scottish Environment Protection Agency, the Seller will cooperate with the Purchaser to arrange the transfer of the consent to the Purchaser if required.

Deposit A deposit of 10% of the purchase price will become payable to the Seller within seven days after conclusion of missives. Interest at 4% above the Bank of Scotland base rate shall be payable on the purchase price from the date of entry until paid and that notwithstanding that the Purchaser may not have taken entry. If the Purchaser fails to make payment within 14 days of the date of entry with all accrued interest, the Seller shall be entitled to resile from the missives and resell the subjects of sale without prejudice to his rights and to recover damages from the Purchaser.

Titles The Title Deeds are available for inspection by a prospective Purchaser or his agent by prior appointment at the offices of the Seller's solicitors.
