Situation/Location The former poultry farm is located on the outskirts of the village of Holme on Spalding Moor via a private track off Skiff Lane.

Existing Site The former poultry farm currently consists of 9 timber sheds, built circa 1960s - 1980s, of various sizes and conditions covering an area of approximately 4,458m2 with associated land. Some of sheds are derelict. The site in total with associated land extends to approximately 4 hectares (9.9 acres).

Planning Permission Planning permission has been obtained from East Riding of Yorkshire Council reference DC/14/00345/STPLFE/STRAT dated 7 October 2014 subject to various conditions as follows:-

Erection of 4 no. poultry sheds and 1 no. site office following demolition of existing poultry units and the change of use of part of the land for the siting of 1 no. temporary agricultural workers caravan for a period of 3 years.

The new sheds will provide a total floor area of approximately 9,739.9m² and will each measure 106.7m (350ft) x 22.8m (75ft).

Eaves and ridge heights will be 2.4m and 5.6m respectively. Each of the new sheds will accommodate around 53,000 broilers. Therefore the maximum number of birds housed in the new buildings will be around 210,000.

The buildings approved are of typical modern steel type construction.

The revised poultry scheme has to begin within three years from the date of the planning permission i.e. 17 October 2017.

Commencement of Development As the pre-commencement conditions have been discharged, development of the revised scheme can commence.

The current vendor intends to begin development of the revised poultry scheme prior to the expiry date of the planning permission if necessary.

Other Uses The property is suitable for other uses subject to the necessary planning consent.

Access and Right of Way Access to the site is via a private track off Skiff Lane with a right of way in favour of Forest Poultry Farm.

Services (not tested) Water is understood to be connected to the site via a 3 inch cast iron main pipe which is shared with the adjacent farm.
