Situation/Location The land is located approximately 1.8 miles west of the village of Hockering situated on the north side of the A47 dual carriageway on the outskirts of the village of North Tuddenham.

Description A block of mainly woodland extending in total to approximately 15 hectares (37 acres).

The woodland, comprising a mixture of broadleaf including some mature Oak, younger Oak, Ash, Sycamore, Birch, Cheery and very few Conifer trees, extends in total to approximately 13 hectares (31 acres).

The remainder of land is laid to grass.

The whole site is mainly bordered by native Hawthorn hedging.

The land has good access immediately off the public highway into a small gravelled car park area located on the southern boundary. A second point of grassed access is available at the eastern end of the site.

The land is bisected by paths and rides and there is a definitive public footpath to the west.

The land was planted to woodland in 1993 under a Forestry Commission Woodland Grant Scheme, the obligations of which ended in 2003. The previous owner also entered into a Farm Woodland Premium Scheme (FWPS) in 1993, the obligations of which end in 2023. However, as the previous owner is now in administration, it is believed the current owner and any future owners will not be responsible for maintaining the woodland in accordance with the FWPS.

The land has been managed as amenity woodland rather than commercial with no saw mill quality timber available.

The land is within Flood Zone 1, i.e. a low probability of flooding.

Development Breckland District Council are responsible for this area and having inspected current planning policy the land is classed as being within Open Countryside for which development is typically restricted to applications for agriculture, horticulture, forestry or rural business purposes.

Land Subsidies The land is not eligible for any subsidies.
