Situation/Location The site is located to the rear of a small hamlet of dwellings approximately six miles from the centre of Hull.

Agricultural Occupancy Condition

The wording of the condition states:-

'The occupation of the dwelling shall be limited to a person solely or mainly employed, or last employed, in the locality in agriculture as defined in Section 290 (1) of the Town and Country Planning Act 1971, or in forestry (including any dependents of such a person residing with him), or a widow or widower of such a person, as the proposed dwelling is to be erected in an area without notation in the Development Plan where it is proposed that the existing uses of land shall remain for the most part undisturbed.'

Proposed Equine Use Planning permission has been obtained for the following:-

• Change of use of land and buildings to equine use, conversion and refurbishment of existing buildings to stables and equine store, erection of a stable block and construction of manège following demolition of existing poultry sheds.

Permission was granted by East Riding of Yorkshire Council on the 27 June 2014 reference DC/14/00080/STPLF/STRAT PP-03114155. As the land has been used for the keeping of horses since mid 2016 the development has already commenced therefore the planning permission is 'live'. The area outlined in red opposite relates to this permission.

Proposed Poultry Scheme Planning permission has been obtained for the following:-

• Erection of 6 poultry sheds following demolition of 8 existing poultry sheds.

Permission was granted with conditions by East Riding of Yorkshire Council on the 28 October 2015 reference DC/15/02052/STPLFE/STRAT PP-04314319. The area outlined in red opposite relates to this permission.

Conditions 2, 4, 8, 11 of the above permission were approved subject to further conditions on the 3 May 2016 reference DC/16/30042/CONDET/STRAT PP-04786880.

Copies of the above planning permissions can be obtained from the Agent.

Servitude Rights, Burdens and Wayleaves The title deeds to the property include restrictions to the northern part of the site, details of which can be obtained from the Agent.

Access The property is accessed via a right of way in the north.

Services (not tested) We understand the property was served by mains water and electric when it was in operation. However, we advise any prospective purchasers to make their own investigations to confirm what services are connected.

We are aware however that Yorkshire Water is the sewage undertaker for the area and are responsible for the public sewers and drains.
